Woodsong subscribes to The Not So Big House philosophy outlined by architect and author Sarah Susanka. This approach is based on the 3 primary variables of construction; quality, cost and size. In practice, if you want a quality home and you want to control cost, then the home becomes slightly smaller. Increasing the size of a home at that same cost, means your home’s quality will be reduced. This does not mean you have to build a small house. It means that no matter what your target size is, we encourage you to invest in the size home that enables you to build with quality materials and finishes. This provides a more livable home and protects your investment. Woodsong is complementary to this building approach because our plans “live” bigger than their actual heated square footage and because so much living can be done outdoors on porches, in courtyard gardens, parks, nature preserves and civic areas within our traditional walking neighborhood and mild southern climate.

Through the use of carefully chosen plans from exceptional designers, Woodsong can provide you an essentially custom home, at a moderate price. Your home reflects your unique style through our diversity of plans. Woodsong has an abundance of pre-approved plans of all sizes for both primary dwellings and accessory buildings (garages, carports, storage, workshops, apartments, etc.) that are matched to eligible lots for ease of selection. However, if you don’t find something that fits as is, all of the plans can be adapted to your unique needs or you can have a custom plan designed with approval through architectural review. The Proccess - We have simplified the plan/homesite matching process into 2 basic options. After viewing our plan library, you can email us the plan(s) you are interested in and we can identify which homesites they will fit on, or if you find a homesite that you particularly like, we can send you the plans that are eligible for that lot. You may purchase a homesite and have a home built from one of our approved builders or purchase an existing home constructed for sale. If you don’t plan to build right away, we can show you those homesites that are appropriate for your projected construction timeline. We can then help you select a plan that generally fits your needs and match it to an eligible homesite to purchase. However, you are not limited to just the original plan selected. This process also allows you to substitute another plan at the time of future construction as long as it meets your homesite design standards. You can confidently buy a homesite now and make the detailed design choices when necessary.
